The landlord can check the financial abilities of the prospective tenant by contacting the financial institutions in which the tenant has his accounts. The landlord can also contact the tenant?s former landlords to check the payment records of the applicant.

Of coursework, the fact that most landlords are nowadays conducting these credit checks for landlords goes only further to show the importance of maintaining a nice credit history. or only where the owner was fundamentally giving the use of the property on credit. To understand the essence of credit checks for landlords, it is important to first appreciate the harm that a financially irresponsible tenant to could cause to their landlord.

I believe that you can use the same companies as Letting agents for this. You can contact professional referencing agencies such as Taylor Trent or MARAs (both can be found in a quick yahoo search), who will be able to do all this and generate a report that does not invade the person's privacy but still give you an accurate assessment of a person's reliability.
You will have to pay a cost to use them obviously, as a Letting agent all my applicants get charged a flat fee but this could be a special arrangement because of the volume we commission. Our fee is £35 per reference, if it's a little higher for a private landlord I would count this against the cost of evicting an unreliable tenant and the charges you might incur if they default on their rent. |

Seems to me that the LL is finally deciding to get his ducks in a row and requiring leases for his tenants. He's perfectly within his legal rights to require a credit check of both you and your live-in girlfriend and, as said, this has nothing to with "evicting" you since you're a month to month tenant. Right now either with or without a credit check he can give you the required notice to leave and can also require that if he offers you a lease it will also require your girlfriend to be listed as a tenant. Nothing illegal about this at all.
